A $100,000 salary is above the published August 2025 full-time median for Greater Sydney, but housing can still take a large share of your pay. On our stated 2026-27 settings it leaves about $6,483 a month without HELP. Paying a whole flat rent and sharing that rent produce very different budgets.
What $100,000 leaves after tax
Our full-year example gives $6,483 a month without HELP, or $6,115 with enough study debt to cover the repayment. Salary is before tax and excludes employer super. The same Australian resident tax rules apply in either city.
The example assumes a single resident, the eligible $1,000 standard work deduction, no salary packaging and no other income. The deduction can be settled at tax time, so these monthly annual equivalents can differ from your payslip.

How it compares with local full-time earnings
The ABS August 2025 full-time median for Greater Sydney was $1,846 a week in employees' main jobs. Dividing $100,000 by 52 gives $1,923 a week, around 4.2% above that published median. This is a calculated comparison, with no wage-growth adjustment.
The median is the middle observation in that employee group. It is not an exact salary percentile, a household income benchmark or a suggested wage for your occupation. Match experience, responsibilities and hours when comparing a job offer.
What another $100 a week means
An extra $100 a week for housing uses $5,200 a year, or $433 a month, from money that has already been taxed. At the same salary it reduces your monthly remainder by that amount, whether or not you have HELP.
At a $100,000 starting salary, a $5,200 gross raise adds only $3,536 of annual cash without HELP, or $2,756 with sufficient HELP debt, on these settings. It does not cancel the extra housing cost.
The larger raises in the table reach the hospital-cover surcharge range. This example assumes a single person with no qualifying hospital cover for the whole year, the standard work deduction and no other income. Cover and household circumstances can change the answer. Extra HELP repays more of the loan; the cash comparison does not measure lifetime wealth.

Read the suburb and the commute together
Before accepting an offer, price the kind of home you would actually choose near the places you need to reach. A Greater Sydney median covers a wide area. It cannot tell you the rent on your preferred street or whether an extra bedroom is affordable.
Compare the weekly rent saving with your transport cost and the extra time on each working day. An outer suburb with a cheaper lease may leave more cash, but a longer commute can change the value of the job. Use the real hourly pay tool with your own journey and working pattern.

Does $100,000 include super in these examples?
No. The examples use $100,000 cash salary, with minimum employer super shown separately. A $100,000 package including super gives a lower cash salary. Change that setting in the calculator to compare an offer.
Is this a current Sydney cost-of-living budget?
It is a salary estimate and a small set of housing scenarios with dated official sources. It does not estimate groceries, transport, childcare or all household costs. Use current property quotes and your own expenses.
Can one person support a family on $100,000?
That depends on the whole household budget and circumstances. The worked examples use a single-person tax setting and exclude family payments, childcare and other costs. Change the household settings and use your actual budget before drawing a conclusion.
